Design-Build

Approximately half of Phoenix projects are design-build, and the company is responsible to the owner for both design and construction. Rather than the traditional construction arrangement known as Design-Bid-Build, the form of agreement is typically open-book arrangement where the owner pays for the actual cost of the work, plus a management fee. Design-Build requires a team relationship between Owner and Design-Builder and the parties must work together on the basis of trust, good faith, and fair dealing.

Design-Build is especially effective when the type of work requires expertise not possessed by all contractors. Phoenix design-build projects are primarily related to the specialize technical healthcare work in which we specialize.   An owner is well served when the design-builder has specialized knowledge to effectively manage both the design and construction process.

Design-Build saves time and usually time saving has monetary value.   A wise owner will select the solution that guarantees the shortest possible time frame from concept to completion. By its structure, design-build is the shortest possible method, and when the design-builder has specialized expertise, the process will be even faster.
